In the default provisions of Section 15, what is the landlord’s duty to “mitigate” damages? Should the landlord be required by law to mitigate? Explain.

1. What is the distinction between a “commercial” and a “residential” lease? How do the differences in use of the leased property impact the terms of the lease? In a commercial lease agreement, should the law seek to protect the interests of the commercial tenant more than the interests of the commercial landlord? Why or why not?
2. Sections 5 and 6, respectively, impose on the commercial tenant the obligation of making repairs to the leased property, and of making alterations and improvements to the leased property. Should the lease impose these obligations on the tenant, or should such obligations be legally imposed on the commercial landlord? Explain your answer.
3. In the default provisions of Section 15, what is the landlord’s duty to “mitigate” damages? Should the landlord be required by law to mitigate? Explain.
4. Sections 2 and 19 discuss the creation of, and the parties’ rights in, the security deposit. Do these rights favor the landlord or the tenant? Is that appropriate? Why or why not?
5. Section 29 requires mediation, followed by arbitration, in lieu of litigation, to resolve disputes. What are the advantages and disadvantages of such a provision? How should mediators and arbitrators be selected?
6. As a businessperson guided by a Biblical worldview, what changes would you make in this lease to make the terms comport more closely to Scripture?

Discuss the pressure points present in the organization that might suggest an intervention would be difficult, as discovered through a diagnostic study (hint: think about intergroup relations, boundaries, etc.).

1. Using any of the diagnostic models discussed in lectures, class readings, or credible and scholarly external source material as a starting point, build a diagnostic model that could serve as a foundational and generalizable framework relevant to a healthcare organization such as the University of Virginia (UVA). The model should address organizational structural components reflective of how complex healthcare organizations operate, such as design, structure, operations and operational performance, culture, talent, leadership, open-systems concepts, and others as you see necessary.

2. Within the context of your model, discuss effective data collection methods you would recommend being used a priori to the interventions that UVA used given the problems they were trying to solve, including a justification for growth (e.g., new service lines).

3. Given UVA’s change intervention, discuss what you see as the a priori diagnostic indicators that would suggest the need for such an intervention, linking the presenting problem(s), your HYPOTHESES for causes, and the organizational indicators that justified taking action. Connect these to the model you created above.

4. Discuss the pressure points present in the organization that might suggest an intervention would be difficult, as discovered through a diagnostic study (hint: think about intergroup relations, boundaries, etc.). 5. The bottom line to this assignment: How would you justify beyond the mere opinion that UVA had selected the correct set of interventions?

Given the case study of the UVA Health System and what they have achieved within a specific timeline with a model designed that improved and demonstrated excellence in aspects of patient care, staff development, leadership development, and performance management in an academic health center.

a. Assuming you were to evaluate the UVA Health System that was ineffective in all aspects of health management development, what should you have done differently to achieve a similar result?

b. What model would you design to solve the UVA Health System’s initial problems?

c. Support your analysis and conclusion with written narratives, using graphics charts and tables to interpret your data analysis.

Explain the results of the CliftonStrengths assessment.

Write the paper in first person.
Read through the entire task instructions and rubric requirements before completing task 1.
Recommend to use the “Sample academic paper” when organizing your task. You are encouraged to create a cover page, a table of contents, headers, and sub-headers throughout the paper.
The paper should be 6-10 pages, not including the cover page and references. Please be both descriptive (who, what, when, and where) and explanatory (why and how). Evaluators assess your paper based on the specificity of your response, not on the generalizations.

In this section, you will complete and explain the results of the CliftonStrengths assessment. CliftonStrengths is a leadership assessment tool that will help you identify and apply your top five categorical strengths to become a more effective leader.
